When it comes to choosing a suitable boiler for smaller homes and flats, it’s hard to find a more efficient and effective heating system than a combi boiler.
Combi boilers can provide both heating and hot water in one unit, making it ideal for smaller homes or where space is limited - because you won't need a separate water tank or hot water cylinder, ultimately saving on space.
Combination boilers come in a wide range of heating outputs to suit your needs. What is the Best Boiler for a Medium Sized Property?
For an average three or four-bedroom, you will have more of a variety to choose from, as your home may have a separate hot water cylinder or water tank located in your loft space.
First and foremost, you'll want to take a look at the heating requirements of your home to determine the adequate size of the boiler. Additionally, you'll want to look at the efficiency rating of the boiler to ensure that it will be energy-efficient and cost-effective in the long run.
For medium-sized homes with 3 to 4 bedrooms and 2 bathrooms at a maximum and up to 10 radiators throughout the house, a 24-30kw gas boiler would be best suited.

For larger properties that have a much greater heating and hot water demand, it is recommended that a gas regular or heat only boiler would be best suited due to the hot water tank that it requires.
Firstly, the size of the property and the number of radiators it has will determine the output required from the boiler. It's said that for homes with up to 20 radiators a boiler with a heating output between 35-42 kW would be recommended.
However, for larger homes that are well insulated with 4 to 5 bedrooms with 2 bathrooms, you can get away with a 30kw boiler to meet the demand.
